Pets:
Dream Bay Resort is pet-friendly! Non-aggressive pets are allowed. There is a $50 pet fee for up to 2 pets (the pet fee covers both pets). Dogs must be leashed while on the common grounds.

Smoking:
Smoking inside the units is not allowed.

Dockage:
We offer dockage for up to 50 ft boats. There is a 4’ draft restriction. We do not allow launching at our facility, but there are launches nearby. Dockage fees: $20 per day for under 30’ and $30 per day for over 30’


Reservation Deposit for Vacation Rental Units:
A 50% deposit is required to make your reservation. The balance, including tax and cleaning fees, is due two weeks prior to arrival. If paying the reservation deposit via check, you have three (3) business days for the check to reach our office; otherwise your reservation will be canceled. The reservation deposit is not a damage deposit. A $55 non-refundable damage insurance is required, which covers you for up to $1500 of damage.

Reservation Deposit for Weddings/Events: 
$2000 is required to reserve your wedding or event dates. This deposit is non-refundable unless Dream Bay Resort must cancel the event due to extreme weather, property damage, or other unforeseen circumstance. The balance is due 90 days prior to the event.

Please note that rates are subject to change without notice.

Consent of all Parties:
Dream Bay Resort is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities, or for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.


Cancellation Policy for vacation rentals:
For rentals less than 2 weeks in length, the reservation deposit is fully refundable if cancellation occurs at least least thirty (30) days prior to the arrival date.

For rentals of 2 weeks or more, the reservation deposit is non-refundable unless cancellation occurs 60 days prior to the arrival date.

For cancellations that do not occur within the required time period, all monies paid are not refundable.

We also offer optional trip cancellation insurance, which is strongly recommended.

Early departure or ordinary bad weather does not warrant any refund of rent. In the event that the upper Florida Keys are placed under a hurricane warning and evacuation order, a full refund will be issued to guests who haven't yet arrived, and a pro-rated refund will be issued to guests already on premises for whatever portion of their stay is remaining.

Cancellation Policy for Weddings/Events:
The reservation deposit of weddings/events are non-refundable unless Dream Bay Resort must cancel the event due to extreme weather, property damage, sale/lease, or other unforeseen circumstance. All efforts will first be made to reschedule the event if possible.
